Own a Hotel. Enjoy the Returns. Leave the Operations to the Experts.

Introducing Local Square – Mundhwa, a new-generation hospitality investment in Pune’s Koregaon Park Annexe, strategically connected to Kharadi, Hadapsar, EON IT Park, Magarpatta City and Pune Airport. Developed by Curated Living Solutions Pvt. Ltd. (CLSPL) in partnership with DivyaSree Developers, Arista Developers and Alivaa Hotels & Resorts, the project combines premium real estate with professionally managed hospitality.

Through an innovative Condo-Hotel Leaseback model, investors can own fully furnished, strata-titled hotel rooms or suites without managing day-to-day operations. Units are leased back to Alivaa Hotels & Resorts under a long-term master lease, with professional management covering bookings, staffing, maintenance and hotel operations. The structured return proposition starts at approximately 6–7%, tapering to around 5%, with potential upside beyond the initial lock-in period.

Designed for modern business and extended-stay travellers, Local Square will feature approximately 200 units along with a multi-cuisine restaurant, rooftop lounge, co-working space, gym, swimming pool, smart rooms, high-speed elevators, DG backup, CCTV and modern safety infrastructure. Own the asset. Let the experts run the business.
